The Legend of Zelda Hyrule Fantasy Board Game - STUPIDLY RARE in BEDFORD, Western Australia for sale

This board game is from 1986 and was only produced in Japan. It's ranked as one of the rarest board games in the world - a MUST HAVE for any Zelda, Nintendo or Board Game collector.
I've hit some financially rough times, so I need to sell this off quickly, and so the price is negotiatble. However, you won't find this Board game for much less than $350 normally. So $300 is already a pretty good price.
I've uploaded a picture of what the full board game looks like (picture from the net). I can't be bothered photographing all of the pieces in my set. There seems to be 100% of the pieces there (yet someone has drawn extra rupees on some blank cardboard pieces - which, I'm not even sure if those blank pieces were meant to be used for the game).
There's a rip in the cardboard about 1 inch in length (photo attached) but rest of the box is in brilliant condition. all the cardboard pieces and playing pieces are in great condition - you're welcome to look through them all when you come to check out the game.
